Pay property tax, avoid penalty
The last date for payment of property tax is May 31 and you
can it at a citizen service center.
It is time for property owners to pay their property tax.
And the deadline is May 31. Paying property taxes was a worrisome
issues for Bangaloreans as the system was plagued with confusion
of whether taxes would be collected under CVS (capital value
system) or SAS (self-assessment scheme). Recently, the BCC
has come out with a resolution that taxes would be collected
under SAS and tax paid now will be set off against any difference
arising after introducing the CVS.
This year, the BCC has made paying tax much
easier with the option of paying taxes at Bangalore One centers
along with citizen service centers where you can pay tax through
cash or cheque and get a receipt on the spot. The system has
come as a respite for residents who have found it user-friendly.
The voluntary disclosure scheme enables residents to calculate
the tax on their own, going by the rates prescribed by the
BCC.
The BCC has introduced a booklet about the
scheme that gives details on calculating tax, the nitty gritties,
and frequently answered questions. For the purpose of collecting
tax on the self assessment scheme, the city is is divided
into 16 property zones based on the market value, and rates
for the land and construction was fixes accordingly.
How it works
As per the Karnataka Municipal Corporation
Act, 1976, the basis of calculating tax under the SAS is Annual
Ratable Value (ARV). Here the tax Payable is calculated on
the basis of the rent received by the property owner annually
and the parameters include location, cost of construction
at current market rates, status of occupation, status of use,
and depreciation. Probable gross rent of a property is taken
into account and 20% for commercial establishments as tax.

The citizen centers are open on all days except Sundays
and national holidays between 10.30 am and 5.30 pm.
